Settling an estate
You need a practical plan for the home while the family handles everything else.
Full-service estate sale help in southern Maine
Start with a free walkthrough. We'll look at the home, talk through your timeline, and tell you whether an in-home estate sale makes sense. If it does, we handle the sorting, setup, sale, and final accounting.

Before we visit
Before you donate, throw away, or organize anything, let us take a look. Everyday household goods can sell well together, and items that seem unimportant may still have a buyer.
Please set aside family keepsakes, important papers, medications, firearms, and anything with personal information. If you're unsure about anything else, leave it in place and ask us.

How it works
We manage the full sale and keep you informed along the way.
Walk through
Show us the home as it is and tell us about your timeline. There is no need to clean, sort, or decide what to do with everything first.
Make the plan
You decide what the family keeps. We put the commission, sale dates, included services, payment timing, and plan for unsold items in a written agreement.
Prepare the sale
We sort, research, price, stage, photograph, and advertise the contents. Then we run the sale and collect payment from buyers.
Close it out
After the sale, we provide the sale accounting and pay you according to the timeline in your agreement.
When an in-home sale can help
You need a practical plan for the home while the family handles everything else.
Years of belongings will not fit in the next home, and the move date is getting closer.
The contents need to be sold so repairs, staging, or closing can move forward.
Pricing, plainly
The walkthrough is free. If an estate sale is a good fit, we quote a commission based on the contents, the work required, and your timeline.
Before work begins, your written agreement explains the commission, what we will do, when you will be paid, and what happens to items that do not sell. If an in-home sale is not the right option, we will tell you.

Our fee is a percentage of the sale proceeds. The exact rate depends on the contents, the work involved, and the timeline. We explain the commission and any other costs after the walkthrough and put everything in writing before work begins.
No. Please let us see the home before you throw away, donate, or organize anything. Items that seem unimportant may sell, and everyday household goods often do well when grouped together. Sorting is part of our work.
We agree on that with you before the sale. Depending on the home and your deadline, unsold items may go back to the family, be donated, go to consignment, or be handled through a separate cleanout.
It depends on the size of the home, how much preparation is needed, and the sale calendar. If you have a move, closing, or probate deadline, tell us during the walkthrough. We will give you a realistic schedule before you sign.
No. The likely sale proceeds need to support the work required to prepare and run the sale. If an in-home estate sale is not the best option, we will tell you and talk through practical alternatives.
